     The purpose of this letter is to express my appreciation of the excellent work of a member of your office and that is Kim Coburn.
     I have sold two properties and purchased one utilizing the services of Kim. In each instance Kim's standards have been high. She has been professional, and has guided me through both the selling and buying process with great care, patience, and high attention to detail.
     In one instance, she was able to obtain a significantly higher price in the sale of my property through her excellent negotiation and sales skills. I had suggested a much lower sales price and with her guidance and knowledge of market factors, we were able to price it more competitively. This produced several offers, all higher than the asking price. With her help, we reviewed the offers, and secured what we believed was the best offer.
     Ours has been a long term relationship, so when I need a new home again in March, 2006, I did not hesitate to contact her. After many viewings, I received a call from her one Sunday morning. Dear Kim,

     Thank you so much for all of your help with the purchase of our new home and sale of our existing home.  Weve been through this with you several times now in the last two decades, and I cant imagine working with a different Realtor.  From the sale of my first condo that I bought after graduating from college to the purchase of our 4000+ square foot house for our family of five, your work for us has been phenomenal.  You are there to support your customer in all aspects of a home purchase or sale.

      I cant imagine that many families are as picky as we about what they want in a house, but if they are, they can rest assured that you will work with them until they find the house thats right for them.  You made sure that you understood what we wanted in our new home.  As we looked at houses, you were also checking them out thoroughly.  You would point out both positive and negative things about the house. As detail oriented as we both are, you always spotted things that we missed. Youd compare the different houses that we looked at, give your opinion on the pros and cons of each one, but you never tried to push us into buying a particular house.  If a house looked good and was priced right, youd let us know it.  If a house was overpriced, had maintenance issues, or otherwise wasnt a good investment for us, you told us that. You looked at a house as if you were buying it for yourself.  After the many hours you spent showing us houses, you kept working hard once we found the house we wanted to buy. You handled every detail promptly and professionally. You even took care of things that the sellers Realtor wasnt getting done.

     Your business knowledge and professionalism is just as strong when it comes to selling a home. You know what price a house should list for.  You will go over the comps and make that price recommendation to your customer, and then you will support their decision. You also know just what needs to be done to show a home.  In the sale of our home, you always advised against spending money where you thought it wouldnt make a difference.  There would have been several things that I would have fixed prior to placing our house on the market.  These repairs would have cost us several thousand dollars. You said not to, and as it turned out, it had no effect on the price we got for our house.  Once our home was ready to show, your staff created a phenomenal video and photo gallery of our house. I enjoy looking at videos of homes for sale on the internet, and cant begin to tell you how many Ive watched.  I will say with certainty that not one has compared to the amazing job that you did with ours. I actually got tears in my eyes when I watched it for the first time. As with previous homes we sold through you, we got a contract quickly and when we did, you followed through with every detail until the sale closed.

     The difference between you and other Realtors is that youre not there just to get a commission check; you want your customers to be happy, and you work hard for them.  I know it pays off through referrals and repeat business.  It wont be soon, but when its time to go through this process again, youll be hearing from us.  Thank you again for everything.

     When we began to consider selling our home, I spoke with Kim Coburn about representing us in the transaction. She came to our home with some comparables of the neighborhood and other valuable information. She also explained how she could assist us in the sale of our house.   We initially went the "For Sale by Owner" route.  We had two or three people express interest in our home and we began negotiations.  We quickly realized that a real estate transaction can become very complex and we needed representation in the sale to protect our interest.
     We went back to Kim and asked her to represent us and she did. She was fair and honest in our dealings. She prepared us for what to expect in the transaction. Within a few weeks she found a buyer and had a solid offer, which we signed.
     We had some complications arise in the sale of the home. Kim was outstanding in dealing with the complications, getting repairmen for the repairs, answering our questions and keeping the deal alive.
